D12 is the pre-investment visa built for people who cannot sit still for six months. The same surveying, the same feasibility work as C12 — but you fly out when you need to, and a fresh 180 days is waiting when you come back.

What it covers

- When should I choose D12 over C12?
- When the project needs you in more than one country. C12 is single entry and ends the moment you leave; D12 survives every departure and resets the clock on return.
- What happens once I actually invest?
- The permit changes with the situation. Founding a PT PMA and taking shares in it moves you onto a residence permit for shareholders rather than a visit visa — a separate application once the company exists.
- Can I bring my family on a D12?
- Dependants are handled case by case and depend on the permit and its duration. It is worth settling before you file rather than after — tell your agent who is coming.
